💼 Online rental management


What is the advantage of online management compared to an agency ?

ℹ Online rental management allows you to manage your properties efficiently and comprehensively yourself. The cost is much lower than an agency and the service allows you to automate most of the tedious tasks from your computer or smartphone.


How do I activate the online rental management module ?

ℹ Click on the My Toolbox tab in the menu at the top of the page and then click on the Owner button. The Manage properties and tenants online section opens the rental management module. Members can add and manage a tenant. The Member status allows you to manage up to 3 tenants, the Premium status allows you to manage 15 tenants and the Platinum status is unlimited.


How do I add a property to my rental management ?

ℹ Select the Add action from the action drop-down list and take a property. Indicate a name or a number of property, select the type of property from the list: parking, garage, furniture storage, apartment, furnished studio, house, building, commercial or craft premises. Indicate the complete address of the property so that it appears on the documents. Indicate the purchase price for the calculation of your profitability. Don’t forget to confirm by clicking on the Add property button.


How to modify an existing property ?

ℹ Select the Edit action from the action drop-down list and take a property. Indicate the expected modification: name, change the type, address or purchase price used for the calculation of the profitability. Do not forget to confirm by clicking on the Edit Property button.


I have several identical properties, is it possible to duplicate a property ?

ℹ Yes, select the Duplicate action from the action drop-down list and take a property. Specify a new name for the new property. You can duplicate a property as many times as you want. Click on the Duplicate a property button to validate.


I have sold a property, is it possible to detach it from management without deleting it ?

ℹ An archiving function exists, select the Archive action from the action drop-down list and take A sold property. Enter the name of the property concerned and its sale price. Click on the Archive a property button to validate. It is also possible to delete a property, select the Delete action in the action drop down list and select A property. Click on the Delete button, attention this action is definitive and irreversible. You cannot recover a deleted asset.


How do I add a tenant to my rental management ?

ℹ Select the Add action from the action drop-down list and take One Tenant. Indicate a name, first name, address and contact details of the tenant. Select the type of property from the list: car park, garage, furniture storage, apartment, furnished studio, house, building, commercial or craft premises. Indicate the name of the existing property so that the tenant can be assigned to this property. Add the rental period, rent amount, annual, monthly or other frequency. You can also download the signed rental contract on the platform by clicking on the Browse button in the add contract section. Don’t forget to confirm by clicking on the Add a tenant button.


How do I change the data of an existing tenant ?

ℹ Select the Modify action from the action drop-down list and take A Location. Indicate the expected modification: surname, first name, contact details, change the type of property rented, address or the amount of rent. You can also download the signed rental contract on the platform by clicking on the Browse button in the add contract section. Don’t forget to confirm by clicking on the Modify a lease button.


How do I delete or archive tenant data ?

ℹ To archive a tenant’s contact information and keep a history, select the Archive action from the action dropdown list and choose One Tenant. Specify the name of the tenant concerned and confirm by choosing the Archive one tenant button. To delete a tenant, select the action Delete from the action dropdown list and choose One tenant. Specify the name of the tenant concerned and confirm by clicking on the Delete Tenant button. ⚠ Attention this action is irreversible!


How to add a to-do on a property ?

ℹ Select the Add action from the action drop-down list and take A To Do. Indicate the address of the asset, the description of the task and the estimated duration. Do not forget to confirm by clicking on the Add Task button.


How to modify or duplicate a to-do on a property ?

ℹ Select the Edit action from the action drop-down list and take A To Do. Change the address of the asset, the description of the task or the estimated time. Do not forget to confirm by clicking on the Edit Task button. To duplicate a task, select the Duplicate action and then A to-do. Assign the new task to another asset then click on the Duplicate a task button.


❓ How do I send a document to a tenant ?

ℹ From the Rental Management module, choose My Administration in the function buttons. You can edit and manage your lease-outs, fund call, dunning notice for unpaid rent, rent receipt, by choosing the Edit and send document action.
